Where the loan to value (LTV) ratio exceeds our standard maximum of 75% a parent or grandparent will be required to act as guarantor, providing additional security by granting the Society an unlimited charge over their main residence. The guarantors' main residence must have sufficient equity (the difference between the property's value and any existing mortgage or other loan(s) already secured on it) to cover the amount of your mortgage that is above our standard maximum LTV. Overall, the total of the secured borrowing due to all lenders across both your and your guarantors' properties must not exceed 75% of the combined value of the two properties.
It should be remembered that, in the event that you are unable to meet your monthly payments, your guarantor is liable for the full monthly mortgage payments due and this liability will be secured on their home. For their protection, the guarantor will, therefore, be required to take independent legal advice to fully explain their liability prior to completion of the mortgage.
